The lazy, hazy days of summer are upon us. It is a good time for an updated summary of real estate activity at Meadow Farm.

Since January of 2007, Meadow Farm has had five closings noted in the Multiple Listing Service. Closing prices ranged from $235,000 to $248,000. As of mid-June, three other units are under contract awaiting closing. There are no active listings available in the complex. No units are listed for rental property.

The year is coming to an end and the holidays are upon us. It is a good time to summarize real estate activity at Meadow Farm.

Since January of 2006, Meadow Farm has had 15 closings in the Multiple Listing Service. Closing prices ranged from $219,000 to $245,000. As of December 1st, 2006, there are two active listings in the complex. One is a townhouse for $239,900 and one is a ranch for $249,900. There is one unit under contract on show status and one unit under deposit status awaiting closing. There are no rentals available.

I have had over twenty years of sales experience at Meadow Farm. I am now working with an assistant, realtor Joyce Krinitsky. Joyce is a former Meadow Farm resident and a former client of mine. Since November 2004, Meadow Farm has seen only four transactions in the Multiple Listing system.

One two unit home is in a deposit stage having been listed for $224,900 when it went into a contract stage. The second unit sold for a listing and a selling price of $205,000. There are two rentals available for $1500 and $1600. All these homes were townhouses.

Yes, Fall is around the corner, as the leaves on the trees are starting to show color. Time to review the year to date real estate transactions at Meadow Farm, as noted in the Multiple Listing information. Presently there are 2 homes under deposit. They are listed at $215,000 and $219,000. There have been 12 closed this year. Eight townhouses selling in a range of $190,000-2225,000. Four ranches have sold ranging from $195,000 - 210,000. (This ranch I sold in January).

It is time for my summary of sale’s activities at Meadow Farm.
This year the multiple listing service has recorded four sales to date. The range of selling prices is $180,900-210,000. I recently closed a ranch home for $210,000.
There are two homes under a deposit stasis and they range in listing prices from $189,900-199,900. There are two active units at $219,900.
